Not sure how to select a good topic

Ive made a search using the addword tool from google.

And i searched for furniture and I found the keyword cealers furniture
one of the result returned this :

On the second culumn the bar is empty (it represent the advertisers demand)

But the traffic (first column) is there. So im wondering is this a great niche or this keyword has high demand, but no one wants to advertise it ?

Should I strive for keywords that have high demand and advertising demand ?
(1st and second column almost full ?)

Well it depends on what you doing. If your focus is Adsense then you do want lots of high paying ads and lots of demand ie: traffic.

If you are doing affiliate marketing then good demand but low advertiser could mean it's a good niche that's not too saturated.

Also whether are getting traffic via natural search or PPC makes a difference too. If don't natural search you need to also eval how competitive the term is in the search engines.
